Heroside - I would have to say that Founder's Falls seems to appeal to me quite a bit. The whole design reminds me of some pictures of Italy.
Villainside - I would obviously have to live in Cap, it's the cleanest of the zones, imho, and it has plenty of cheap power.
Heroside would be Founders Falls or Croatoa for different reasons.
Villianside would be Cap.

heroside - id have to go with steel, ive always thought that it added a little something special to the city and it kinda reminds me of one of my fav cities Chicago 
villainside - depends on how powerful i was but id go with either Cap or Grandville, Cap because its the go to place of all villains and grandville simply because its where one of my rank should be

Also both places have Arena's so that I can catch Kiss on another Reunion tour

Above all else, with a few improvements (ie items), The Wolf Pack Elite's Den of Justice. This luxurious expanse, located below Ravenwolf Manor, has everything I would need, inclusing cheap travel to anywhere I need to go.

Rogue Isles: On this side I would have to say Cap Au Diable, to me its the neatest zone Villains offers. :P
Paragon City: That's easy, Croatoa wins hands down! That is by far my favorite hero zone!
