You can actually fit everything you want into an 8x12. It's a bit cramped, but I did it (pre-I13, when stuff was expensive). It cost me about 6 mil back then, but with the lowered prices for rooms, etc, I suspect you can do it for a fraction of that now (perhaps 4 mil?).
