NorCal mini-con/grub/m&g/whatever

I started this thread because since Hero-con, everyone has asked me when we are all getting together again. Next Hero-con is too far away and if we meet at the Doubletree twice in one year, we may have to take out second mortgages just to park there. So here are a few options that came up in my small, bourbon marinated brain:

1) Friday after Tanksgiving? not a mispeelling, I LOVE tanks.

2) Xmas/New Year break, maybe the weekend after Xmas

3) Weekend after New Years

Now we have a big area to cover too, I want to make it accessible to everyone as we can. So if anyone has any ideas for a spot that is somewhere halfway between the Bay Area and Sac would be preferable. Unless the Sactos don't mind the drive or carpool down. But before we go to this end, do the above dates spark any interest? If it does, please reply and we can plan from there. If you have no interest in these dates, feel free to send me a bottle of Basil Hayden.

Considering the number of player-organized get-togethers we've had in the Sacramento area over the last couple years, I think we're more than overdue for having a NorCal Justice M&G based in the Bay area. Although I'm none too fond of driving in the Bay and we've made the drive fairly recently due to HeroCon, I strongly feel that it's only fair for us Sacramentans to make the drive this time around since we have called upon the Bay area folks a number of times to make the drive to Sacramento-based M&Gs.

Any of the above dates look fine to me...my calendar is pretty open and it looks like it'll remain such for awhile...

How about you all meet in Vegas! Find the $39/night specials, grab the southwest airlines gotta-get-away $50 tickets, and my car seats 5. I'll offer up my house and supply a ton of alcohol and some food. I'm not responsible for whichever of you ladies ends up in my bed though... My official stance will be to blame you.

I'm gonna be at a trade show in Vegas next week. Granted I'm going to be busy for those three days I'd love to drop by and irritate you, eat your food, muddy your carpet and harrass your coinhabitants.

I'd seriously consider attending a Justice M&G if it was scheduled during Christmas break. The day after Thanksgiving is definitely out because I just bought a house and I'll be moving in then.

I have no A/C, but then I live in Northern California fairly close to the bay and so it never gets really that hot here. The roof is new. And the flooring, well, that will be a project for next year, I suppose.

I got a huge deal, a house that would have sold for $750k five years ago, I got for less than half of that. I figure if I can fix it up for a few years, I might be able to get a big return on my investment. And if I decide to stay, that's fine too. It has a gigantic game room addition (built to code) with a wood-beam vaulted ceiling, big enough for a home theatre and a pool table. So, staying might be nice too.

Out of curiosity, what area of the bay? How large? When built? Was it a REO, Short, or market sale?

Hope you don't mind all the nosey questions...it's the real estate appraiser in me! (if you don't want to share, it's cool ).

No problem. I just hope I can answer these questions well enough as I am new at this.

Area: Union City, pretty close to Hayward.
Size: 3 bedroom, 2 bath. It had a big yard at one point, it's corner lot in a culdesac so the plot kind of angles out. Most of the yard is now taken by a HUGE gameroom. It's well done and done with permit. It's the best part of the house, in my opinion.
Age: 1960? It's old, but I'm buying it from the original owners. It's in great shape.
Type: It was not a REO or short sale. It went on the market the same day I went to look at it. I put in an offer the next day. The lady is in a hurry to sell it as her husband who shared it with her had recently died and she had chosen to live in their other home. He did not die in the home, as I was assured.

Before she put it on the market, she got it appraised for 355k and that's what it was listed at, and what I got it for. My agent (I think he was the operator here) got it appraised again last week after I signed all the paperwork and it came in at 361k. I have no idea what that means or if its good or bad.

It's a quiet neighborhood in biking distance from the school at which I teach. It's old, but nice.

Does that give you a good picture of the situation?

It's a good thing! The appraisal that your agent got was most likely for your loan...since the market value that your appraiser came up with was at or above your contract price, your lender will feel much more comfortable with issuing a loan based on that purchase price. If your appraisal came in below the purchase price, they'd have a much more difficult time getting the loan approved (so the lender would have likely urged you to renegotiate the price to make the loan work if that had happened).

The important thing to keep in mind that appraisals are solely an appraiser's opinion of what the market value is...two different appraisers can use identical data sets and come up with different values due to a difference of opinion. I'm guessing the variance is due to the use of data sets or using similar data sets and interpreting the data differently. But the the values are *really* close to one another, a variance of only 1.7%...so it sounds like the market data that the appraisers provided you with (the seller's appraisal and your appraisal) lend pretty good support that your purchase price is in the ballpark.

Yes, he's always been fire/stone, but he has two builds and uses pyre in his scranker/farming/offense mode, so I can see why you'd think he was /fire. And, yes, I do remember teaming with you as well. ArwenDarkblade is one of those unforgettable names.
