Minimizing lag: What should you avoid?

I'm starting to run into lag when editing my heroside base, and I'm wondering if anyone has any tips on how to minimize it. My search-fu is weak.

Things that I know contribute to lag:
Stuff that moves.
High polygon count items. I know shelves are bad for this, but are there other items that are known to be lag-inducing?
Flicker. Unfortunately, I can't completely avoid it in my design, only cover it up.

Is there anything else that is known to add significantly to lag, or any ways to minimize it, especially while editing? I'm not having a problem moving around the base, but editing can be very irritating, especially since I'm placing a lot of desks.

How is your object count throughout the base. There is a limit of 20k and i believe people can start to notice lag on slower computers when objects go above 14k (made up number, since i don't have the actual source, but i've read it was somewhere around that number iirc). Seeing your latest screenshot with all the vents, i could imagine you are closing in on that number.

Btw is the lag online noticable when you are in editor mode, or also when you enter the base as a visitor?

*Edit*
Now i've read your entire post and my last question is irrelevant.
Someone told me that everytime you place an item, every object in your field of view gets redrawn. If you are facing towards an area of the base that has lots of items, you get lag. Try facing downwards a bit more to see if that helps.

Yes, I am noticing that when I'm facing the base the lag gets worse, but sometimes it's unavoidable, especially with desks. Because they want to stack on top of each other. I do try to zoom in as much as possible and edit from above.

That vent room is only around 1200 items, and both of the bases I'm working on are still under 10k, however my computer is super ultra mega crappy. They will both be well above 10k when finished though, so I'm also asking in order to minimize lag while in use when they're done.

You hit the big ones that I know of in the OP except for one: SG banners in large numbers. I don't notice it affecting much until the number gets into the dozens, but there is a notable effect. Other specific items in the high polygon and movement categories: plants/planters and tech monitors (with the flashing screens).

And for the love of all things bright and beautiful, hide the clipping.
